  • $653k for 4-room HDB flat...

    A FOUR-ROOM Queenstown HDB flat has sold for $653,000, setting a new record for price per sq ft (psf), amid continuing red-hot demand for resale flats.

    The buyers, a male Indonesian permanent resident and a Singaporean woman, could have bought a condominium unit in an outlying area for the price.

    But they were won over by the location, just five minutes walk from Queenstown MRT station, and on the top, 40th floor of the block, with unblocked views of greenery from all windows.

    The four-year-old 969sqft unit at Forfar Heights, Strathmore Avenue, sold for $68,000 above valuation - a level determined by an independent valuer.

    This works out to $674 psf, smashing the previous record of $609 psf, achieved in January last year, by about 10 per cent.

    This may be an unusually high price but resale prices have been moving up.

            Private houses has gone sky high. So now this group of PR speculators gonna mess up the prices of our basic housing again. Sorry to say, many of those really in need of a basic shelter is going to be very disappointed this time round.

              3 yrs ago... hdb sell 4 rm at queentown at 300k, 2 year ago increase to 400k.

              now with tis 600+k resale. wont be surprise if hdb increase to 500+K for new flat.... wtf

              MAS say can look into property curb ... i think there's lotsa ways... they hv the brain, dont hv the heart

              eg.
              -capital gain tax for foreigner,
              -tax for sub-sale transaction,
              -sg or pr, with more thn 1 hse, kanna capital gain tax too.
              -foreigner not allow to buy old properties, only new launch, if they wanna sell, sell to sg/ pr only.

              there's lotssa way... try eliminate foreigner as a buyer, maybe prices will stable abit
              to me, properties got to be affordable to most sg/ pr, and yet sufficient to accomaodate all sg/pr.

                  they need ppl to pay such prices so that they can exaggerate their deficit.

                      more like the other way round... hahaha

                      developer make $$ from properties sold to foreigner, thn they make $$ from selling later... thn prop prices up, sg $$ not enough...

                      should hv some restriction on foreigner ownership, cos they are not contributing to sg, jst suka suka come in buy and invest and make $$ from prop purchase nia... .. PR , FT, foreign firm doing biz, investing etc ( whos contributing to sg ) can buy...

                      ya loh... given so many new pr, they buy from resale.......so resale price up loh.. also hdb hv not bn building enough.... 90s build a lot, last 6-8 yrs... aiyo... abit here there, flat getting smaller... and increase price ( subsidise base on market price ) .. wtf

                        Appreciation means selling your asset. Either down grade to smaller unit, move somewhere further alway or migrate to cash out your profit...otherwise see no benefit unless you have another property.

                              problem i Pay-And-Pay liao till wanna commit suicide laio

                              Sekali I earn no enough $ from flipping watches here, I may end up desolute and depressed.
                              I got SGD200k gambling debts.
                              I got 100k CPF but can't use.
                              My HDB fully paid for but I can't sell cos if I do sell, I cannot buy another HDB as I'm a bankrupt.
                              Oso, if I sell my HDB, I'll not have a roof under my head as no banks in SG will lend me $ for a new flat as I'm a bankrupt.
                              Worst, if I sell my HDB, my soon-to-be ex-wife who'll marry another man soon will gain custodial rights to my 2 children as I will not be able to get another flat as I'm a bankrupt.
                              I dun wan my 2 children to be molested, raped & beaten by my soon to be ex-wife new husband.

                              I can oso swipe ppl credit card u know...but I scared if I kena caught & if I win beauty pageant har, I may end up kena boomz by runner-ups.

                              Oso har, they may prentz my name in New Paper...

                              Aiyo, 1 more thing, I die die cannot let that man touch my kids.

                              Anyway, back to my wedding nite, the Ah Lungs know we got lotsa hong pao $ on my wedding nite.
                              They smell my SGD25k hong bao faster than sharks.
                              So they wan me to pay up b4 we fly to Cebu in e morning.
                              They scared I lose all my $ to e casinos in Luzon city there.

                              Whoa see...the moment I open e hotel door in my room, e security camera caught me running in my Leopar & Jebra pretz shorts from level 10 all e way to level 2, u knoe, u know...

                              I high but zebra nor zebra, leapard oso kalah I run like cheetah...

                              I even ran across the shipping arcade & jump off at level 3 with no shoes.

                              Heng I never die that time.....but I die later when u jump I jump from AMK level 12.

                              I wish I never marry lar cos I problem gambler....
